Passive House vs Net Zero: What's the Difference, and Which One Do You Actually Want?
“Passive house” and “net zero” get used almost interchangeably, and I understand why. They both promise a home that’s kinder to the planet and cheaper to run. But they’re not the same thing — they’re answers to two completely different questions — and the difference matters a lot when you’re deciding what to build.
The short version: a passive house is about needing very little energy. A net zero home is about making as much energy as it uses. One reduces demand. The other balances supply. And the smartest homes do them in a particular order.
Let me unpack that, because once it clicks, a lot of confusing marketing suddenly makes sense.
Passive House: design out the demand
Passive House is an envelope-first approach. The whole philosophy is to build a home that barely needs heating or cooling in the first place, by getting the fundamentals right: serious insulation, genuine airtightness, high-performance windows, no thermal bridging, and heat recovery ventilation that keeps the air fresh without throwing energy away.
It’s a rigorous, measurable standard. The building has to actually perform — it’s modelled, tested and verified, not just designed with good intentions. That’s the difference between a certified passive house and a home built “to passive house principles,” which can mean almost anything.
Crucially, passive house says very little about where your remaining energy comes from. A passive house can run on solar, on the grid, on gas. The standard is about slashing how much energy the home demands — not how that energy is generated.
Net Zero: balance the books on energy
Net zero comes at it from the other end. A net zero (energy) home produces as much energy as it consumes across a year — typically through rooftop solar — so that its total energy in and total energy out cancel out. You might pull power from the grid on a still winter evening, but you’ve exported enough on sunny days to balance it over twelve months.
It’s worth knowing there are a couple of flavours of this. Net zero energy balances the kilowatt-hours. Net zero (or zero net) carbon balances the emissions — designing the home to generate enough renewable energy to offset the greenhouse gas its energy use would otherwise create. They overlap, but they’re measuring different things.
The key point is that net zero is a supply-side target. On its own, it says nothing about how efficient the building is. Which leads to the trap.
The trap: net zero without efficiency
Here’s the problem with chasing net zero alone. If your home is energy-hungry — leaky, poorly insulated, fighting the weather all year — you can still technically hit “net zero” by bolting on a big enough solar array to cover all that waste.
On paper, the books balance. In reality, you’ve built an inefficient home and papered over it with panels. The moment the sun isn’t shining, you’re drawing heavily from the grid. Your comfort still depends on mechanical systems working hard. And you’ve spent money on generation capacity you only need because the building leaks.
A net zero label doesn’t guarantee a comfortable, healthy, resilient home. It guarantees an arithmetic outcome.
Why the order matters — and why we do both
This is where our reimagined habitat approach comes from, and it’s genuinely the heart of how we think.
Reduce demand first. Then meet what’s left with renewables.
When you start with passive house — a home that needs up to 90% less heating and cooling energy — getting to net zero becomes almost easy. The demand is so low that a modest solar system can comfortably meet it, often with energy to spare. You’re not buying panels to feed a hungry house; you’re topping up a home that already sips energy.
Do it the other way around and you’re forever compensating. That’s the difference between a home that’s efficient and net zero, versus one that’s merely net zero on a spreadsheet.
So we don’t see these as competing choices. We see Passive House as the foundation and net zero as what it makes effortless. Get the building right, then add the renewables, and you end up with a home that’s comfortable in every room, fresh-aired, quiet, cheap to run, and producing as much energy as it uses. Each part makes the other better.
Where Australian standards fit in
It’s worth setting this against what the rules actually require here, because “energy efficient” gets thrown around loosely. New homes in Australia must now meet a minimum 7-star NatHERS rating, and the National Construction Code is steering the building sector toward net zero emissions by 2050 under the Trajectory for Low Energy Buildings.
That’s progress. But a 7-star home is a long way short of passive house performance, and a NatHERS star rating is a modelling tool, not a guarantee of how the finished home behaves — which is exactly why a star rating alone is worth questioning. Meeting code is the floor. Passive house and net zero are about deciding how far above that floor you want to live.
So which one do you want?
If you’re choosing between them, you’re framing the question slightly wrong — and that’s the most useful thing I can tell you. They’re not rivals.
- Want the most comfortable, healthiest, lowest-demand home you can build? That’s passive house.
- Want a home that produces as much energy as it uses over a year? That’s net zero.
- Want both — a home that needs almost nothing and makes what little it needs? That’s the combination we build, and it’s far more achievable than most people assume because the passive house comes first.
